Once in a while one of our
seller's will call-in worried because their house isn't selling. Many
things run through the heads of seller's during the process. Don't get too anxious.
Selling real estate takes time. Sometimes the
seller will ponder
the notion of hiring a full service real estate agent to
take over the marketing of their house. Do not
fall victim to this! The full service agent may show
your house once your hire them but they will NOT provide more exposure
than we do. It's not possible because we have as many if not more
partnerships than any real estate company in New England. Sometimes
agents will say anything to get the
listing. Some agents will even go as far as saying
that agents black ball Entry Only listings. This
is a pitch tactic and complete nonsense, because if that agent was
fortunate enough to have an interested buyer, the agent
would be showing the property without delay.
Agents will say anything to make a seller nervous or
second guessing the decision previously made.
I am not writing
this to deter our sellers from going with a full service
agent.
I am stating this to educate and inform. Although our sellers
are more well versed in the selling process than most
home owners, it's easy to get overwhelmed and make rash
decisions without thinking through the consequences. The
consequences being thousands of dollars spent for no
apparent reason.
Before you give up
your right to sell "By Owner" on MLS lower your asking price. If you decide to hire a
full service agent
they will most likely request that you lower the price
anyways.
Wouldn't it be painful if you hired a traditional agent
and they ask you to lower the price by $12,000 before re-listing and it
sells a day later? Trust me, the traditional agent had nothing to do
with the sale except for the fact that they asked you to lower the
price. So tell yourself to lower the price. It will save your time and
money.
We are not stating this information for any other reason than we want
our seller's to understand that a so called full service agent cannot
magically make a buyer appear. Trust us, Hillman Real Estate Inc.
is a full service agency and if we could make a Buyer appear - we would.
Q: Why am I not receiving
calls to show my house.
A: If your
not receiving calls there's a good chance you have over-priced your
property. In today's market it is not a good
idea to overprice your home. Getting greedy can
really hurt your chances of selling. Your goal as a
seller is to limit the amount of days on market.
When a seller over prices, they often end up doing a
price change. It is best to price it right the
first time. If you price it right, there's a good
chance you'll get more for your home than you
anticipated. Just be realistic. It
takes time to sell.
