Over the years we have streamlined the process to make listing your property simple. Once listed we will market your home online to achieve the results you need to be successful. The process starts by filling out our state specific listing agreement package. The agreement package contains the the following: state mandated agency disclosure and our agreement with you, the seller. You will also fill out the property information form provided by MLS. This form is multiple choice and provides us with the information about your property in order to list it on your local MLS with accuracy.
After executing the listing agreement package and property information form you will send us your photos. When taking photos of your property we recommend that you use landscape mode. You can submit up to 30 photos but we recommend that you focus on quality not quantity. When selecting property photos to display on your MLS listing just show enough photos to pique consumer interest. Showing too many photos can give consumers a reason not to visit your property.
Once we receive all the information needed, we will create your MLS listing and activate it. After we activate the listing, we will send you a welcome email containing all the information (customer service support, transaction forms, open house registrations, etc.) you will need for the duration of your listing. We do our best make sure your look like you have done this before. We explain how to work the buyers and agents alike.
Buyer Agents will see your contact information under the ‘Special Showing Instructions’ field. If a prospective buyer calls us, we provide your information. If they leave us a voicemail, we will email you a copy of the message in .mp3 format so you can listen and respond. If the prospective buyer emails about your property, we will forward you the email without delay. Unlike many services, we have high ethical standards and never poach leads that belong to our sellers.

When we receive your listing information, we take the information that you provide provide and make it better and more marketable. Once we put your home on MLS, your home will be introduced to all buyer agents who have serious buyers. Once activated, your property will also be displayed on all real estate partner sites like Zillow, Realtor.com, Trulia etc… The partner list is extensive.

Our internal lead generation tools have been refined to not only maximize exposure, but to ensure you get the leads with speed.
The simple answer is, at the very least, is half of what you would normally pay if you were to list your property full service. This service removes the listing side of the transaction.
When you hire a traditional listing broker to sell your home you will most likely be charged approximately 5% or even 6% of the selling price of your home. The listing broker usually splits this percentage with the Buyer’s Agent for introducing the buyer to the property and procuring the deal.
Our one time flat fee automatically cancels out the traditional listing agents side of the fee. We take no commission. The only agent you would be compensating would be the Buyer’s Agent. You will decide how much you want to pay the agent that brings you a buyer who purchases your home. It can be any amount you wish to offer. Although, we have no requirement for the amount of compensation that you should offer. We suggest that you offer an amount that is equal to the industry standard. Buyer Agents are working night searching and showing Buyer’s homes. Everyday another home is added to the list. In order to get the Buyer Agent to introduce you to one of their Buyer’s you will need to entice them. The best way to motivate an a real estate agent is to wave commission percentages in their face. We will tell you what the average commission rate is in your neighborhood so you know what you should be offering.
If your Buyer is not represented by a real estate agent you do not have to pay a commission. We never take a commission, just a flat fee for the services we provide. By working with us for a flat fee you will save thousands of dollars.
